Scope: Annual Maintenance Contract (AMC) for Air-Conditioning Systems, Mechanical Ventilation, Fresh Air Systems, Plumbing Pumps, Electrical Networks, LV Panels, Busway Ducting, Transformer Maintenance, BMS Monitoring, and QCDD Smoke-Management Support.

PROJECT OVERVIEW

Al Dible Tower is a landmark commercial high-rise consisting of 2 basements, a ground floor, and 25 upper floors, accommodating the State Audit Bureau (SAB) as the main tenant. The tower houses sensitive administrative spaces, offices, IT rooms, meeting areas, and public service operations. These areas require a stable indoor environment, reliable electrical distribution, consistent water pressure, and strict compliance with Qatar Civil Defense (QCDD) requirements.

Unlike chilled-water buildings commonly found in West Bay, Al Dible Tower air-conditioning systems. This includes split units and technical-area condensers distributed throughout the building. The building also relies on a range of mechanical ventilation systems, sump pumps, booster pumps, electrical panels, busway ducts, and an integrated BMS platform to control safety and mechanical systems.

Caltiq Trading, Contracting & Maintenance (CTCM) was entrusted with delivering a comprehensive Annual Maintenance Contract covering all MEP systems. This assignment required deep engineering oversight, system assurance, continuous monitoring, and a balanced approach between preventive and corrective maintenance to ensure uninterrupted operations for the State Audit Bureau.

SCOPE OF WORK BY CALTIQ

1. AIR-CONDITIONING SYSTEMS

Caltiq implemented a multi-layered maintenance strategy covering:

Systems face higher thermal stress during Qatar summer, making timely servicing critical. Caltiq introduced monthly inspections, quarterly optimization cycles, and annual deep maintenance routines to ensure consistent cooling and extended equipment life.

2. MECHANICAL VENTILATION SYSTEMS

Caltiq handled a wide range of ventilation systems essential for safety and indoor air quality:

Works included belt replacement, damper alignment, VFD calibration, airflow testing, and sealing of duct leakage points. Our engineers optimized fresh-air balance and ensured proper pressure levels across all floors.

3. PLUMBING SYSTEMS & PUMP MAINTENANCE

The tower’s water-distribution and drainage systems required ongoing supervision. Caltiq completed:

We ensured stable water pressure from basement to the 25th floor and resolved recurring sump pump failures to avoid basement flooding risks.

4. ELECTRICAL SYSTEMS & LV PANEL MAINTENANCE

Caltiq performed extensive electrical maintenance to stabilize power distribution across the high-rise building:

Electrical reliability is critical for DX cooling and all mechanical systems. Our systematic approach improved system safety and minimized downtime.

5. BUILDING MANAGEMENT SYSTEM (BMS) SUPPORT

Although the tower does not run on chilled water, the BMS remains essential for monitoring and controlling:

Caltiq executed sensor recalibration, trend analysis, alarm rationalization, and BMS logic updates to improve building responsiveness and energy performance.

6. QCDD SUPPORT & SMOKE MANAGEMENT COMPLIANCE

A structurally tall building demands continuous readiness for annual Civil Defence inspections. Caltiq ensured that:

TECHNICAL CHALLENGES & CALTIQ SOLUTIONS

High-rise towers present ongoing MEP challenges due to load demands, safety requirements, and system aging. Caltiq identified and resolved multiple critical issues:

1. QCDD Smoke-Management Failures

Smoke extraction fans, pressurization systems, and damper interlocks were not meeting compliance levels.
Solution: Full airflow testing, damper alignment, interlock rewiring, and system simulation restored QCDD compliance.

2. Pressurization & Fresh-Air Imbalance

Upper floors experienced insufficient staircase pressure and weak fresh-air delivery.
Solution: VFD calibration, damper reset, filter cleaning, duct sealing, and airflow balancing corrected these issues.

3. Smoke Extraction Fan Motor Failures

Multiple fans had worn bearings, misaligned shafts, and low RPM.
Solution: Motor rewinding, bearing replacement, vibration correction, and flexible-connector upgrades restored operational reliability.

4. Faulty VFDs on Ventilation & Pump Systems

Several VFDs were running in bypass or offline.
Solution: Reprogramming VFD logic, integrating with BMS, recalibrating overload settings, and restarting systems smoothly.

5. Electrical Panel Hot Spots & Breaker Issues

Loose terminations and outdated ACB settings created electrical safety risks.
Solution: Thermal imaging, torque tightening, ACB replacement, protection recalibration, and transformer maintenance resolved these issues.

6. Sump Pump Failures & Frequent Tripping

Basement sump pumps were tripping due to float-switch issues and water ingress.
Solution: Pump replacements, float switch rewiring, dewatering checks, and improved drainage control.

7. Booster Pump Capacity Issues (B2 to 25th Floor)

The previous booster system could not sustain pressure for upper floors.
Solution: Installation of new booster pumps with VFD control, PRV/NRV replacements, and full pressure balancing restored stable water supply.

8. Busway Duct Overheating & Joint Failures

Busway joints showed signs of heating and insulation degradation.
Solution: Joint tightening, section replacement, IR testing, and load-flow studies improved electrical continuity and safety.

PROJECT OUTCOME
