Scope: Annual Maintenance Contract (AMC) for HVAC, Plumbing, and Electrical systems including circulation pump replacement, duct modifications, air balancing, VAV upgrades, water-heater installation, and on-call engineering support.
The Al Kheesa Palatial Villa is a large multi-building private estate consisting of a Main Villa, Small Villa, Majlis, Outdoor Kitchen, Parking Bay, and a central Pump Room supporting the entire property. Each area requires continuous HVAC performance, stable water pressure, and safe electrical operation to ensure year-round comfort and reliability.
Caltiq Trading, Contracting & Maintenance (CTCM) was appointed by Mr. Hamad Abdulla A. A. Al-Attiyah to provide a full Annual Maintenance Contract (AMC) covering HVAC, plumbing, and electrical systems. In addition to routine AMC tasks, Caltiq delivered several engineering solutions to correct long-standing performance issues, improve system reliability, and upgrade key components across the estate.
The estate uses Petra package AC units to cool large areas such as the main villa and majlis, supported by General and White Westinghouse split AC units installed throughout living rooms, bedrooms, and service zones.
Caltiq carried out several rectification works to improve overall cooling quality:

The central pump room supplies water to all villas and auxiliary buildings. Several issues were observed with the old circulation system and domestic water distribution.
Caltiq replaced the existing faulty circulation pump with a correctly sized Wilo Top S duty + standby configuration, ensuring:
