Scope: Preventive servicing of district cooling FCUs, landscape electrical rewiring, PRV servicing, and complete replacement of the HDPE incoming QDC line.
La Plage Villa, situated in the luxurious waterfront district of The Pearl–Qatar, is a high-end residential property requiring continuous HVAC stability, safe electrical performance, and reliable water distribution. The villa is cooled through district cooling fan coil units (FCUs) and relies on a combination of landscape lighting networks, irrigation pipelines, and a dedicated incoming QDC water connection. Given the marine environment and high infrastructure demands, preventive engineering maintenance is essential to preserve performance and asset longevity.
Caltiq Trading, Contracting & Maintenance (CTCM) was appointed by Mr. Adel Yaqoob Y. Jaidah to provide a full preventive maintenance program supported by corrective engineering solutions. The scope included FCU servicing, landscape electrical rewiring, PRV maintenance, irrigation checks, and a major plumbing upgrade involving the complete replacement of the villa’s HDPE incoming QDC main line. These services ensured safe operation, enhanced performance, and dependable comfort throughout the property.
The villa uses district cooling supplied through multiple FCUs installed across bedrooms, living areas, the majlis, and support spaces. To maintain cooling stability, air quality, and moisture control, Caltiq delivered a detailed preventive maintenance routine.
These services restored cooling efficiency, eliminated common FCU issues like water leakage, and ensured uniform temperature across all internal zones.
The villa’s landscaped areas contain extensive pathway lights, bollards, and decorative external fixtures. Over time, cable deterioration and moisture ingress caused failures in multiple zones.
These improvements enhanced outdoor safety, aesthetics, and electrical integrity.
A significant part of this project was the complete replacement of the villa’s HDPE incoming QDC water supply line. The existing HDPE pipeline had multiple leaks, weak joints, and insufficient pressure stability. Given the extent of deterioration, Caltiq recommended and executed a full pipeline renewal rather than partial repair.
The new HDPE line significantly improved water flow consistency, eliminated leak risks, and ensured a stable supply for irrigation and outdoor features.
