SCOPE OF WORK BY CALTIQ

TECHNICAL CHALLENGES & CALTIQ SOLUTIONS

FCU Performance & Cooling Reliability

Regular FCU maintenance is important in residential properties to maintain effective
cooling and prevent unexpected HVAC breakdowns.

Caltiq Solution:
Caltiq carries out scheduled FCU inspection, cleaning, servicing, drainage checks, and
performance testing as part of the ongoing AMC.

PICV Valve Performance

PICVs play an important role in controlling chilled-water flow and maintaining stable
HVAC system performance. Valve-related issues can affect the water flow available to
individual FCUs.

Caltiq Solution:
Caltiq inspects the PICVs and associated chilled-water connections, checks their
operational condition, and carries out corrective maintenance where required to support
proper flow control.

Preventive Maintenance of the Chilled-Water System

The FCUs and chilled-water control components need to operate together effectively for
consistent indoor cooling.

Caltiq Solution:
The AMC combines FCU maintenance with inspection of the associated chilled-water
components, allowing potential issues to be identified and addressed before they
develop into major failures.

PROJECT OUTCOME

Through the ongoing AMC, Caltiq provides regular FCU and chilled-water HVAC
maintenance for the town house at Tower 28, Viva Bahriya.

The maintenance program supports reliable cooling performance, proper FCU
operation, and effective chilled-water flow control through regular inspection and
maintenance of PICV valves and associated HVAC components.

The project demonstrates Caltiq’s capability in providing specialized residential HVAC
maintenance and AMC services for chilled-water systems in The Pearl, Doha.
